Mega Mall Sharjah Hiring for Leasing Officer at الشارقة, الإمارات العربية المتحدة Full Time

Key Tasks:

• Coordinating with tenants on pre and post retail fit out activities.
• Interacting with potential tenants and showing them the premises area, including a negotiating on rents, service charges giving them presentations on the existing features and what Mega Mall as Landlord will provide them and what the future plans.
• Monitoring & ensuring adherence of tenants in relation to operational hours, delivery schedules, activities etc.
• Conducting tenancy demise inspection to maintain standards as the Lease Agreement.
• Coordinating with marketing dept and event organizers for arranging activities and occasions and successfully managed overall mall operations.
• To manage and lead all leasing projects and activities including planning and development, leasing management.
• Ensure enquires are handled promptly and arrange site visits for potential tenants.
• Create a database of enquiries and potential tenants for re-letting of vacant units and new projects.
• Conduct negotiations with more than one tenant for each shop unit and make recommendation on the preferred tenant to the Leasing Committee within the approved leasing plan.
• Prepare the necessary tenant analysis, Asset Management Committee Forms and reporting as required.
• Develop and maintain relationships with prospective leasing contacts
• Review leasing activities with the Leasing Committee against revenue goals.
• Point of contact for all current Tenants.
• Negotiate and budget leasing terms and conditions
• Develop and create leasing strategies and plan
• Market Research and Analysis
• Work with tenants to develop retail standards and ensure they fulfill their lease obligation
• Research and report to Management on competitive Leasing trends in the industry and within the geographical and catchment areas of the mall
• Generate new leasing leads and negotiate qualified deals from inception to final execution
• Monitor year-to-date leasing progress and work to develop solutions
• Assist and review monthly and annual financial reports, preparation and planning of annual leasing contracts

Qualifications:

• Excellent network/relationship with key mall tenants
• Excellent understanding of the leasing market in UAE
• Proven track record of maintaining client relationships, including working with senior decision makers in companies.
• Self-starter, who can lead and deliver projects at a high level
• Experience in managing projects to deadlines
• Ability to multi-task in busy office environment
• High emotional intelligence which would enable her to work well with teams.
• Excellent interpersonal skills and communication skills
• Good organizational skills and able to prioritize
• Strong computer skills including Word, Excel & PowerPoint
